7 Signs You Need a New Roof (Before the Leak Starts)

By the time you see a water stain on the ceiling, the problem started months ago. Here are the seven signs that tell you a roof is near the end — long before it leaks.

A roof rarely fails overnight. It gives you warning signs for months — sometimes years — before the first drip shows up on your ceiling. Catch them early and you can plan a replacement on your terms (and your budget). Miss them and you're paying for a roof and the water-damaged rooms beneath it. Here are the seven signs worth a closer look.

1. Curling, cupping, or clawing shingles

Shingles should lie flat. When edges curl up or the centers cup, the shingle is losing its ability to shed water — a classic sign of age or heat damage, both common on Georgia roofs that bake all summer.

2. Granules in the gutters

Those sand-like granules are the shingle's sunscreen. Finding piles of them in your gutters or at the bottom of downspouts means the shingles are wearing thin and aging fast.

3. Bald spots and missing shingles

Dark patches where granules have worn away, or shingles missing entirely after a windstorm, leave the underlayment exposed. That's a leak waiting to happen.

4. Daylight or stains in the attic

Head into the attic on a sunny day. If you see daylight through the roof boards — or dark streaks and damp insulation — water is already finding its way in.

5. Sagging rooflines

A roof deck should be straight. Any sag or dip can signal trapped moisture, rot, or a structural problem underneath, and it needs a professional look sooner rather than later.

6. Age (20+ years for asphalt)

Most asphalt shingle roofs in Georgia last 18–25 years depending on quality, ventilation, and sun exposure. If yours is pushing 20 and you're seeing any of the above, it's time to plan.

7. A neighborhood full of new roofs

Homes in the same subdivision were often built — and hit by the same storms — around the same time. If your neighbors are getting new roofs, yours may have taken the same damage.
