The five things that move your price

Size
The biggest single factor, measured in squares. This is the one the calculator gets from your roof outline on the map.
Pitch
Steep roofs are slower to work and need more fall protection. A walkable roof and a steep one at the same size are not the same job.
Layers
Georgia code allows up to two layers of shingles. Tearing off two or three costs more in labor and disposal than tearing off one.
Decking condition
Nobody can see rotted plywood until the old roof is off. It's the most common reason a final number differs from an estimate — and the most common thing a lowball quote quietly leaves out.
Complexity
Valleys, dormers, chimneys, and skylights each add cutting and flashing work. A simple gable and a cut-up roof of identical size are different prices.
